Within the same week, I hired two inspection companies to do a home inspection on this property we were purchasing, JM Home Inspections LLC being one of them. Both companies found the obvious, like cracks in the driveway, doors not latching, crawlspace insulation falling down, etc. JM seemed a bit more thorough, finding missing electrical grommet in the garbage disposal, a wrong breaker size for the A/C, and a few other things. In particular, JM noticed a characteristic odor on the 1st and 2nd floor which they believed emanated from the cold-air intake in the crawlspace. Both companies found the crawlspace to be damp, but JM suggested a possible mold/fungus/other problem. They proposed an air quality test and took a sample at the site, but we did not move forward with sending the sample to the lab because settlement was only a few days later. They suggested there's a need to condition the crawlspace with a French pit and vapor barrier to prevent mold/fungus/mildew. When presented with these findings, the seller at first argued but eventually offered a reasonable compromise to help pay for these repairs and enhancements. JM sent two people to do the inspection (Brian and John) and Brian spent time with me at the end of the inspection going over pictures and findings and commenting on what to do about these items. Both companies produced an impressive report within 24 hours, but JM's was 80 pages compared to the other company's 40 pages, if you consider that a measure of quality. I think both companies did a fine inspection job, but JM was a bit more thorough.
