Title company dropped the ball several times. Causing delays

To be honest about the process and timeframe. Not to pass the mistakes of the title company on to the customer. Give clear statements as to how debt would be paid off. What was told that debts would be paid off electronically and instead paper checks were left at front unattended without warning. The burden was then passed on to me to mail checks express to pay in time which cost a total $200. To the have checks place on extended hold and not processed on time via mail. Stephen Sausnock was very pleasant to work with and very quick to respond. The only complaint I have with Stephen is that is set unrealistic expectations for the time it actually took to complete the loan process. My complaint is with the loan processors and underwriting. Everytime I was told we were nearing completion there was always one more thing they needed from us or somewhere else. I was told that I would have 2 months off from mortgage payments, but to keep making payments until the loan closed. I was supposed to have June & July off from payments, but at the beginning of June, we were no where near closing so I made the payment. The loan wasn't adjusted so now I only get 1 month. I paid for an appraisal that your company set up, he appraised the house for the same amount that it was 3 years ago, I have made many improvements, including a new $12K HVAC unit. Today Mark's day 76 since I sent my license to Mark Baker. I was told 30 to 45 days. Like I said this is day 76. I closed on May 20th with the notary. I was issued a wire transfer that cost me $15 to process. The mortgage on the house was paid off this morning. But was told by tittle company on May 24th don't overnight checks to pay off the credit cards( PNC Bank, Capital One & J C Penny). There to small and can't afford the extra cost. Your new FHA loan requires Mortgage Insurance (MI) payments because all FHA loans carry this requirement. at the very end, we had to sign docs twice as they claimed the first set was damaged in transit. when I resigned, I was told not to enter bank info for wire of funds as they had the check from the first set, but because I did not include another check or fill it out, they mailed me a check. My bank then put a 7 business day hold on all funds and I had a garage company coming out 2 days later, and I needed most of those funds for them. Having to get work done on my house before receiving the loan was not pleasant. The loan was going to be used to help pay the work that needed to be done. The loan and rates kept changing from my original quote because it took a long time to finish the work needed to be finished.
