Kairoi management is a 5 star, top-tier professional management team. I moved into Carter right before they took over and they have done a stellar job! Right off the bat, they had all of the carpets professionally shampooed. Their cleaning staff keeps the mail room, bathrooms, business center and all community areas squeaky clean! ** Units smell like mold and mildew that caused me respiratory symptoms. Took several attempts to get management to diagnose after claiming it's not their responsibility. Property manager ended up saying they couldn't find anything and blamed my ESA for the odor.** Lived here for 2 years. Everything went downhill once new management (Kairoi) took over. Regarding the odor concerns, our Service Manager inspected the apartment on two separate occasions and did not observe any visible signs or odors of mold or mildew. I personally joined him for a follow-up inspection, during which we thoroughly reviewed the ceilings, laundry area, bathroom, and kitchen.
