I have lived here for 3 years and can't say enough good things about the management and the team. Seriously this is one of the best full service buildings in Manhattan.

To finish my review, no place is perfect. I wish you didn't have to pay to go to the roof or pay to reserve a bbq just to have a few of your family members to BBQ. Management should create some system where you at least get 2 free BBQ bookings per year. $75 an hour is a bit much on top of the $185 you have to pay monthly just to get roof access. Also note that you can't cancel club access and reinstate it when the weather gets better. They charge a fee for that now. I see some reviews about security/safety issues. I d... read more

I've been living in Eugene for over 1,5 years now and have been LOVING IT! The apartment is perfect, the Public spaces are beautiful, rooftop views - out of this world Whole Foods, BlueStone lane, Starbucks, plenty of restaurants just downstairs. Location is PERFECT. It's an ok building , has great amenities but you can find a better value for your $, there's new staff every season lol you can wonder why. Used to have a beautiful view of the Empire State Building till they build that new skyscraper infront of it now all you see is windows.

The best amenities in an apartment I've seen in Manhattan. Where else do you get a full sized gym with multiple squat racks and benches, tons of ellipticals and treadmills and also yoga rooms? Also a full sized basketball court? Golf simulator, rock climbing, and an arcade machine. The rooms have good build quality, and appliances are large, even for the smaller rooms like studios. The corner residences are jaw dropping and a decent price. Only downside is the distance to the train station which is about 10 min walk.

The staff is great! The view is good. Close to Hudson Yards which I hope will be livelier after about 6 months.

I started looking for apartments in the newly Hudson Yards area in early September 2019. I saw several properties, however once I saw The Eugene located directly across Hudson Yards, my mind was pretty clear. I've been living here for a few years but I am definitely moving out once my current lease is up in a few months. Constant construction, poor access to building with 31st street blocked for a year, and dangerous crossing street with Lincoln tunnel right next to building. Very high staff turnover. Seems like 80% of front desk staff is new as of January 2021. Loud ac/heating units. The constant noise and toxicity in the air around the building is concerning. DO NOT SIGN A LEASE WITH THIS BUILDING! While everything may seem nice on the outside once you are in they will nickel and dime you any way they can. Need the handyman to come and fix something that wasn't fixed when you started your lease? That is gonna cost you $150 a visit even if they never show. See an overcharge on your monthly bill? Good luck getting them to pay you back. If you even attempt to have a conversation about problems you may see in the building good luck getting them to address it.
