We looked at a number of mobile home parks and liked the El Rio De Oro the best. It is a smaller older community, good location, clean, quiet, and friendly. The lot rent is less than some of the bigger parks and the homes are not packed together like a can of sardines. The outdoor living aspect is better than most and the views are fantastic. But the lot rent is increasing each year so that has to be considered when purchasing a home there.
Again they are raising the rent another 50.00 in 2023. The wall in front entrance and in front of club house has been damaged for 2 years. The light in pool has been out for 6 years, so you can't swim at night! Nice Clubhouse, and Pool They keep raising rent higher and higher on Seniors who do not get a cost of living raise. They own the property YOU pay the Property tax on the lot! Also YOU are responsible for all trees on your lot, even though they were already there costing hundreds to trim.
The lot rent is now double the mortgage payment. It has no dog park, barely any amenities and so many stupid rules. Now it's going to have a big, busy apartment complex right next door.
It's an "just okay" place to live, nobody talks to anyone,sidewalks are very uneven not safe to walk around to get exercise, three neighbors fell hurt themselves. Park Needs updates. But is a clean park. And now, they make Seniors walk their pet's on the road that goes around.(dog's like to sniff)
Lived here for 3 years now. Really love our community and the neighbors are friendly. Just had my parents buy a home here couple months ago and they are really enjoying it here and getting acquainted with their neighbors.
