Love it here!! I have lived here almost three years as a disabled individual living on my own for the first time and it has been fantastic. Staff are Amazing. Jordan in the front office is always so accommodating and willing to help me with literally anything I need as well as be wonderful to both me and my dog. Gary with maintenance is an angel and not only treats me well but also responds to issues extremely promptly and with kindness every time. I can honestly say I want to live here as long as possible! Not bad for a college town apartment! Pros: My husband and I have lived here for 2 years and we love the distance to the college, campus west restaurants, and the friendly management. Everyone that works here is very helpful and have made our stay here more enjoyable. Living room is cozy. All utilities are included! Cons: Walls to apartments are very thin. Hallways smell like pot 75% of the time. Paint job inside apartments are not detailed (light switches/doorknobs/towel racks all have paint on them). Kitchen is very tiny. ... read more

BED BUGS - avoid at all costs I lived in Eleven13 for a year, and it was (by far) the worst rental I’ve had. Management is generally nice, but that doesn’t begin to makeup for the rest of the experience. I was just charged over $1000 - on top of my security deposit - to replace the carpet in a unit that is being renovated anyways, so I no longer feel any need to keep their secrets. As of August 2022, the complex still had a bed bug infestation. Bed bugs are difficult to get rid of and spread easily between units, so I’m sure... read more

Terrible Service The office is only open two days a week, and the receptionist never picks up the phone. There is no consistent way to contact anybody for anything. Maintenance requests go unfilled, trash is littered about the parking lots and hallways, and packages are often misplaced or stolen. There is essentially no way to contact anyone for anything. Shadiest place i've ever lived... Eleven13 is hands down the worst renting experience i've ever had. They raised the rent after I signed the lease due to a "fluctuation in the market" which I have never had happen, especially during a pandemic. Not only that, but halfway through my lease they decided they were going to start charging $50 for parking.... This place is a price gauging nightmare so say goodbye to extra cash if you live here.
