We had a great experience with Nebraska Title Company as first time home buyers. There were two sellers with equal equity in the property they managed the closing on. As a part of the closing I asked repeatedly would the funds be distributed according to the equity stake and the person managing the closing assured me it would. That did not happen. If you are in this situation make sure they are honest in their dealings with you.
