I'm 26 years old. My First apartment and this was a great choice. No big issues. It was pretty quiet and my neighbors were respectable. Yes, their were times a neighbor was loud past quiet hours, or some annoying neighbors but that's everywhere you go. Eva, the manager is super friendly and always answered all my questions. She was honest and reliable. Maintenance is OKKKK. If it's not an emergency they weren't super quick to get something done. But in a timely manner, issues did get resolved. Parking is crappy. My wife & I lived at The Arbors from 2010 to 2017. The complex is old (built in 1969), so you can't compare it to new complexes. However, it's always been a nice, quiet place in a great location with rent that is below market value. I was not impressed with Carmel management... all talk/no action, but when Cliff Warren Investments took over approx. 4 years ago, things changed. Did well when we needed various changes to the place like replacing the carpet with linoleum. Nice staff. When we moved in we paid for an extra parking spot, it works out but having guests is tough for parking on the weekend!

Management is responsive, unit is clean, and stuff works. The floor is stick-on and carpet is budget. Second floor is a little hot but AC works. If you are a light sleeper, you may hear the train at night, and Disney fireworks. Oh, every Sunday night is neighbor's karaoke night. I happen to like Spanish songs and I sleep with the windows closed so it doesn't bother me. It's a simple and basic place. I'm sure there are a lot nicer places in the area, but they also cost a lot more. So far I'm happy with it.

I moved to the Arbors in May of 2012. As a law student at Chapman University, I needed a place that was affordable, quiet, and close to campus. Fortunately, I found all three at The Arbors. My apartment was spotless on move-in day. The leasing office staff was welcoming and even provided me with a "housewarming" gift. The rent is very reasonable considering the floor plan and amenities. Avoid Arbor Apartments in Santa Ana. I've lived without AC for over a month in 100-degree heat while management keeps making excuses and stalling with "tomorrow" promises. They care more about bidding wars than tenants' health, even families with kids. No rent discount, no real solution -- just the worst service I've ever experienced. - Nir, Apt 129

The only reason I give this place 2 stars is because of Laura Gaspard, the assistant manager, who was very kind and helpful. I moved out June 2025 from unit #170. I do not advise anyone to move to this complex. I left after only a year primarily due to poor management and dishonesty from Noemy Galindo. My neighbors dog barked relentlessly at everything that happened to come by. I have multiple jobs and need sleep but could not due to the negligence of the dog owner (I don't fault the dog) and management who did nothing about... read more

Worst apartment renting experience in my entire life. Everything is dirty, nothing looks good as if no maintenance was done. Maintenance doesn't want to work and fix problems in the apartment they are too lazy. Disgusting infestation of roaches. No parking anywhere. Cars get broken into. Gardeners just blow everything into your patio constantly have to clean up after.
