Appraisal was late. There were errors on the closing disclosure. There was a $5000 seller credit listed that did not exist. Two inspections, that the seller was contracted to pay for, were listed on the buyer's expenses. These were clearly marked in the contract. The corrected closing disclosure was review at the closing table.

Poor communication throughout the entire process. Dolores constantly made excuses for her lack of ability to do her job. She was extremely argumentative and even yelled at my wife while we were trying to close, which she was 5 hours past our closing time for delivering documents. She lied about never receiving confirmation about our closing date and time. I have a copy of the email that was sent to her from Hakes Brothers with the date and time.

Until closing time, it was incredibly hard to contact my mortgage broker. My calls and texts often went unanswered and unreturned. There was also a long period of time where my broker claimed to have difficulty contacting my HR representative at work for certain documents, whereas anytime I contacted them, I typically had a response within 24 hours. During that time, I had no contact for 33 days. Surely, this contributed to my closing 15 days late.

The biggest pain point for us is when we had to send the same documents to multiple people because it wasn't recorded that Frost had it. It is no big deal but when you get an email asking for things we jump thru hoops to make it happen so when we need to send it twice but Frost Internal is losing track of it, it gets old.. :) Not Dolores's fault it seems like a workflow issue.

In all escrows, there is a flurry of activity early on and then once again at the end. When I did speak with Ms Garcia, she experienced difficulty eliminating outside distractions (phone calls, others in the office). At one point, there was no update for a period of ten days. At the end, a loan processor required a document regarding the flow of closing funds into/out of our checking account, when the funds were wired directly from the investment to the title company as discussed the day earlier
