Walking me through the loan credits that apply to the house which changed my down payment. Also was not satisfied with the estimated 6.35% interest rate and then I get paperwork saying it is at 6.5%

Not to have been given the "run around" regarding Mortgage Insurance. Just days before closing, She expected me to agree to a higher mortgage insurance cost then was quoted to me several weeks earlier. My guess is that a higher than expected appraisal report might have had something to do with this... Or perhaps Diamond wanted to catch a few extra bucks... Either way, I was not impressed.
