You can start by previewing the closing documents with your clients so that they won't be surprised by unusual numbers or changes in what they originally agreed upon. You can also "NOT" take (steal) the funds from their escrow account and apply it to the principal of the mortgage and then tell the client that they now have to cover their insurance premiums out of their pockets. That would be a nice start.
