Easy access to transit.
Convenient with everything you reasonably need. The food here is awesome especially spud shack and North noodle house
Super convenient, and offers a surprising array of shops and services for a mall that's basically an extension of the Skytrain station. There's even movies and a play area for young kids/toddlers.

There are still some worthwhile stores that I visit when I pass through here, and there's banking, the movie theatre, and transit, of course... but this place has gone downhill since the pandemic and the poor economy. There has definitely been an increase in transient/homeless people, substance users, panhandling, and crime. Some shops, such as Candy Alley, left due to the rise in thefts and the cost of hiring extra security.
