For the few homes I purchased, a mortgage loan was needed. I found that it comes down to choosing between one of the credit unions I belong to or a mortgage broker. The credit unions typically have the best mortgage rates but are often not local, not that responsive, and provide limited, if any, guidance throughout the process. For me, this would be a stressful path to follow for such a large purchase which is why I opted for finding a good mortgage broker.
