Your underwriter wanted a ridiculous amount of data during the last week of the process after I told you exactly how I was going to fund the down payment. I have completed much larger commercial financing deals with far less petty detail. On the other hand, you did get this done when you said you would. So, I'm giving you an A- grade.

Preface: Buyer came to me with this lender in place and lender and buyer knew the property they wanted me to write when they called me. Jeff threw me under the bus to my clients for condo ownership ratios being off. The buyer was using a conventional loan product so it didn't cross my mind that this could be an issue. Nor did I have any way to know the lender would have an fha guideline overlay requiring ownership/rental ratios acceptable.
