I used Tom for my initial mortgage, mostly because it was a weird situation involving foreign income, no US tax returns, etc, and I needed flexibility. He worked it out in time for the closing. A year later, he dropped me a note that rates have dropped and I asked about the ROI for a refi. He sent the breakdown, and for minimal closing costs, we swapped my 20-year with a 15-year with the same monthly payment. Super-easy, and I wouldn't have thought to do this myself.
