Holding conditions for submission until we have everythign is not a good practice and is creating additional stress and frustration. We have a loan availability deadline in the Colorado contract at which the borrower's earnest money is no longer refundable. It is essential that we have everything clear by that date. In this loan, we had only one item remaining (a status letter for the HOA dues on a SF home that weren't high). Dustin always answers his phone and is very responsive. We had an issue at closing and the funder was awesome and got it done for us. My only concern in the process is that if we are CTC early, its hard to wait until 48-24 hrs before closing to balance with title. It should be done much earlier To reward those who are ready early. We shouldn't have to wait until right before closing and have a fire drill. This one was ok, but we were afraid it might become one.

Everything was pretty good. At the end we needed an updated document and I believe we didn't get it until after closing so the borrowers had to come back in. But other than this everything was great.

I can't thank Dustin and the rest of the team enough. They came in clutch and were very responsive when the escrows were discovered had been removed while at the closing table and needed to be added back. The team jumped on it quickly and we were able to get new docs within a very reasonable time to be able to sign. THANK YOU!
