I have been an investor for less than one year. Kate, has been great to work with. Very knowledgeable and of great assistance to a "newbie" into this kind of investment. My only disappointment is that all 3 of the investments that I've made are currently in default. I thought I did a prudent thing to invest in projects where the borrower had a long and successful "history" with Ignite Funding. 2 of the 3 investments were different projects by the same borrower. Jess, you say it best in your review: “all investments carry risk” and “diversification will rule the day”. While Ignite Funding offers collateralized investments that does not mean that investing with Ignite is risk free. The two primary risk factors with a trust deed investment are illiquidity and borrower default. When a client invests on a loan their principal is tied to the loan until either the borrower pays off the loan or the property is sold. I am frustrated with their lack of due diligence on Legends Field. It was handled at the very least poorly with no new updates for several months to its investors. Meanwhile as investors we wait to see how much money will hopefully not be lost. The other investments have gone well but Legends Field has been poorly run with bad due diligence. James H.
