This purchase was interesting - we obtained a PIW but the buyer wanted an appraisal anyway. With that, the appraisal came in low, and thebuyer was able to get the home at the apprasied value - it was a curve ball that worked out very well because your team performed quickly to counter the buyer's delay. Being able to speak with different people who were involved in the loan process (i.e., Roberta Perone (Closer)). I work hard for each of my clients. I take full advantage of both Lender Credits and Seller/Builder Concessions to help my clients keep more money in their pocket. Having the ability to speak with Roberta prior to closing helped to maximize the Builder Concessions, with my borrower getting their Earnest money deposit and Appraisal fee back at the closing table.
