Good location. The lock on our door was broken. We let the front desk know (twice), but nobody ever came to fix it or to change our room. We left our valuables in the car during our stay and prayed no strangers would barge in. :-) Great location and an affordable rate if you book in advance.
Exceptional
Very Good Didn't have a coffee pot, Very unique property. Easy to access with a front and back door. We only stayed one night but I think it would be a great place to stay for a weeks' vacation, Close to the interesting little towns of the Hamptons.

Regarding the coffee pot, we have a Keurig machine available for guest use in the office or Goldberg's deli directly behind us if you are an early bird and the coffee cravings kick in at 6am. Over all, we love Montauk and Tipperary We were kept up most of the nights due to noise from the above room. Most annoying and we were exhausted during the day. Our neighbors next to us had the exact same complaint. Room was clean
