The Buyer for whom Tom wrote the loan apparently needed a co-signer. This was not on their pre-approval, not part of the contract, and was never communicated to anyone on the seller side until the closing, when we were surprised to hear from the closer herself that "the room is going to be crowded b/c all FOUR buyers and their kids" would be there (there were only TWO buyers on the contract, EVER).
