Please don't waste your time or your money. These apartments are priced too high for these living conditions. They'll patch the apartment up for move in and tell you to put in request for anything not up to your standards . Then deny or lie about completing the items. The buildings are filthy . And whatever excuse they can find not to fix items in your unit they will. Please don't waste your money on these apartments . Worst apartments I ever lived in. The up keep of the apartments on the outside is horrible. Old air conditioners, stoves, water heaters siting around.Basically it feels like I stayed in south memphis. Roaches, spiders and wasps all over the outside the apartments, so they make they way on the inside of course & right Outside your doors. Buildings need to be pressure washed. I never seen nothing like this in my life. Don't be fooled by the model apartment they show you. Because I got fooled.
After living here for 3 years everything was going well but now since March 2022 I can't even bear to be in my apartment anymore. I have an incredibly rude, aggressive neighbor above me who makes noises all the time. 5am-2am just constantly pacing, a toddler who runs around just to make my life a living hell. I hated living here! Neighbors are very inconsiderate, they're loud all day and night, doesn't put their dogs on leases, maintenance team takes forever to come fix anything! My washer was broke and full of water for a week and they wouldn't even come to drain the water out until I complained multiple times! Dryer was not working for 10 days before they came and then I was told once again (like they told me about my washer) nothing was wrong! The worst apartments I have ever lived in my entire life. They basically rob you for your money. A two bed room two bath (upgraded ) 1260 garage ( not attached) 80, they charge you to cut the grass, and the water sewer, gas has to be paid when rent due not separately. So if its a extra 100 dollars you can't pay it later they add it to your rent plus all the other extra fees. So be prepared to pay 1400 dollars for rent. These apartments cost way too much for the unkept trash...the trash compactor is located towards the front of the complex & it stays broken which makes the trash overflow onto the grass & eventually they'll add a 2nd trash bin for ppl to leave their trash in...totally sloppy...makes this apartment go from luxury to hood real quick...they don't give any accommodations...late on ur rent, immediate eviction process...there's hardly ever any parking spaces in front or around my bldg so god forbid I park in a handicap spot as a s... read more
Won't accept packages for their residents. Can't handle disposal of trash. 75% of gym equipment is broken. Office rules with an authoritarian style(constant threats of fines, etc.).
Is there a Landlord Tenant in Memphis? I recently moved here from DC and I am amazed at what landlords can get away with in Memphis. As a social worker, I work with clients all day in subpar rentals. They get zero response from their landlords. Sadly, I have to come home to a similar situation. The office staff is non responsive. Forget about timely repairs. The hallways are filthy. I loved this place when my husband and I moved in mid-2009. It was great over the years until new management took over around the beginning of 2015. 1. This is a gated community. Yet, the gates are frequently broken. So, they are constantly left open. 2. The office does not report break-ins to residents. In a community that advertises safety, one would think this would be a priority. (Side-note: Our 3rd floor apartment was broken into on Memorial Day of this year. When most tenants were home.
