Unsafe. Crime in Garage. I have lived here for just over a year, and the complex has only gone downhill from a security standpoint. Yesterday, over 50 cars had their windows smashed and belongings stolen, both of my cars included. This is at least the fourth time a major crime spree has occurred in the garage in my one year here. Each time, management fails to inform residents of the incident in a timely manner. They make big claims of improvements yet nothing concrete has been done to help the situation. If you drive an EV don't move here. One of the main reasons I moved to the district is the availability of charging station for my electric car - the district has a total of 8 charging stations. Unlimited free charging is a big deal for me ! Unfortunately, they are almost completely unusable since the management is not enforcing any parking rules at the property - regular gas cars are parked in front of these spots all the time.

Rapidly declining quality - Fetch package system is a nightmare. The switchover to the fetch system was a complete disaster, and probably should have been a warning for the incompetence that was coming. - Several key-fob controlled exterior doors have been broken for long periods of time without maintenance - 'Secured garage' has been wide open for ~month at a time, with gates regularly breaking. Honestly, great location... (Verified Renter) Honestly, great location and decent pricing for the first two years of my lease. The leasing office staff were the absolute worst, and that's what drove me to leave. They were always extremely rude to me and I felt so unwelcome. I would have left anyway even if I didn't buy a home.
Do not move here (especially Rice students) Do not move here... (especially Rice students, there are better places) This is honestly the worst apartment complex in the area for the following reasons: incompetent staff, dangerous conditions and lack of maintenance. The staff is completely incompetent, and can just barely manage to run this place. People running around... (Verified Renter) People running around the common areas. Too much noise and not enough space. Apartments were nice but the complex was not as nice as I would like. No spots in potential tenant parking- people obviously park there without reproach. Apartment staff did not have time to attend me- office was very busy.
Elevators break down... (Verified Renter) Elevators break down often, the machines in the gym do not work properly. The garage parking is a headache because there is no assigned parking. So I would not feel comfortable recommending this apartment community to my network of friends.
We have had... (Verified Renter) We have had multiple problems with our dryer, faucet, and garbage disposal. Recently we discovered that turning on one of the burners on the stove trips a breaker in the living room. For the price I would have expected far fewer problems. Our neighbors above us are very inconsiderate and let their children/child stomp on the floor all day. Noisy If you have an upstairs neighbor that walks hard and has big dogs, you will get little peace and quite. The management does not check the dog breeds, so I have seen chows, pit bulls, and German shepherds on property. Tenants are not considerate and will sometimes play with their dogs, running back and forth in the apartment. The management just says that is considered normal walking and that nothing can be done.
