Have the title company know what they are doing. I spent a lot of time trying to get them to understand my situation. All I wanted was a SIMPLE VA refi with the lower interest rate. I felt at 1 point this was a mistake. I already had a mtg with Pennymac, they just cost a lot of hostility.
