Avoid this place at all costs. We are so glad that we have moved to Avalon in Brea! This complex is notorious for squeezing every penny from residents with bogus fees that aren't even in the lease. The management, particularly Hillary Wade and her sidekick Deanna , are the epitome of rude and unprofessional, hiding behind their fake concern while retaliating against anyone who speaks up. I had lived at Pearl/Joule with my daughter and pup for 3 years peacefully and happily.... Then Simpson group came and brought in the worst "community manager"-- ----Hillary Wade! Moved out over 3 months ago and still have not been issued remaining balance check. Communication and follow up has been extremely poor. Communication and level of customer service did not make a difference living at the complex and leaving the complex.
EV charging parking is $150 + electric whatever you take, expansive!! And it's has been broken for over 2 months. Managing team does reply email, no answer for when it will be fixed.

While this complex offers a variety of features that are convenient and useful, a main concern is enforcing curfew hours. I don't understand how management can send a plethora of emails regarding trash bags needing to be in the proper containers or elevator maintenance updates but ignore the obvious noise after 10 PM. Living in this complex where the swimming pool and Clubhouse functions are centralized allows for amplification of noise which is inconvenient for people who work early hours. My boyfriend and I were really excited to take a tour and see these apartments! I scheduled a tour 2 weeks in advance to see the 2 bedroom apartments. The day before our scheduled tour I received a confirmation email confirming my appointment. The day of our tour comes and we show up 5 minutes early. Long story short, we waited 30 minutes and no one showed up. No call, no text, no email. It was such a waste of our time. It is very unfortunate the direction this property has gone. I am going on a couple years living here and everything has gone down since the property got bought out a few months ago. The quality of residents and maintenance of the property has gone down. They no longer have security on site and there are constant car break ins. Not to mention that rent has increased by the maxed allowed. It is convenient because of the Whole Foods and plaza, but not worth the rent increase nor the condition of the property.
