This is probably not Tad's fault, but I did not have the usual information from the title company because the lender did not have the information ready. This may be the underwriter's fault. The title company said that Tad's lender is known for having documents ready for closing at the last minute. If you need more underwriters, hire them!

No communication unless I contacted looking for answers. Buyers didn’t sign loan application for two weeks after binding acceptance. Had to push out contracted deadlines because of lack of communication between buyer’s agent and lender. Luckily the loan closed on time.

Changed from Conv to FHA within a week prior to closing. Buyer was made aware of the issue before I was (1 week prior) Chipping peeling paint was flagged, which was completed and approved by appraiser, but we were still delayed for almost an additional week-This time underwriter software?First Time Home Buyer experience was not the most pleasant experience. Communication with me sooner could have kept the closing on time. Seller was purchasing a new home, which also delayed her closing.

The overall performance from Tad was excellent, however everyone below him from underwriting to appraisal was HORRABLE. It took over 4 months from time of start of the loan process to close. No one from GSF was at close. Comments from the contractor are that never in his life have been asked so many no value added questions about a home remodeling project. It was ridiculous! The remodel project is at 75% complete as of today and we still do not have any money to pay contractors.

It's very evident that Tad knows the system and how to get good ratings. I felt that was literally just a paycheck for him. Is yours in this business is also evident as his everyday run of the mill activities is someone's very first. Wow a number may be small to him in comparison to what he's done in the past it's a very large number to someone who's never done this before. no signs of appreciation were shown and we were hurried out the door. Where do I begin. I worked with Tad for 2 years and as he put it "to raise my credit score". So after all the gathering of documents for the preapproval process we got the the call we were ready to go. We spent weeks looking at homes and finally found one only to be told closing costs were $6500 and the best part was that he never sent anything in for preapproval.
