There are not enough words that can express our gratitude to Maria and John. Excellent, outstanding, marvelous, truly amazing, professional to the max, awesome negotiators, true to their word, a tremendous advocate and so much more!!!
Here is our story...
We moved to Texas in December of 2014 and left our home in the care of Exit realty and were assured that all our needs would be taken care of with regards to lawn and house maintenance.
The house went on the market at the end of Sept. 2014 with EXIT realty. They priced the home a little over what I expected but we went with their advice... They are the experts so, who are we to challenge their advice. Isn't that why one chooses a realtor? After a few weeks we saw no action so, we lower the price but, by December we had no offers and no traffic.
We took the house off the market and made some changes to it, pulling down wall paper, painting the den and replacing the carpet in the FR with laminate flooring (my suggestion). We put the house back on the market in Feb of 2015. Again lowering the price. The realtor kept telling us not to worry that the market was good and that the house would sell shortly. Now by May of 2015 , still no offers, we even suggested giving incentives. An offer finally came, but it was about 25,000 dollars less than the asking price. The realtor did not negotiate for us, but asked us what we wanted to do. We countered with what we thought was reasonable, and she basically had us do our own negotiating without any of her help.Needless to say the counter was not accepted, so no contract.
I only received feedback when I asked for it, never volunteered by the realtor. Whenever I questioned the feedback I was told that I was being too sensitive and that it was just an opinion and not take it to heart.
I kept getting push back from the realtor. When I asked why our house was not selling and what I could do to make it happen. The realtor said to do nothing that the house was fine but that the market had slowed. And then I got a phone call from my neighbor asking if I wanted my lawn mowed. ???? The the realtor had let my house go into distress, no lawn maintenance, driveway needed power washing and the brick pavers overgrown with weeds. My house looked a mess. And to think she had open houses with my house looking like this.
I immediately called the realtor and fired her. I remembered seeing billboards with Keller Williams realty and called them. After talking to an agent and almost signing a contract with him, I received another call from Maria Hoffman not knowing that it was another agent from another Keller Williams agency. She convinced me that I should sign with her and her husband had a 97% sales rate and were the top selling couple in Keller Williams agency. She backed up her stats by sending their sales records and signed with them. She immediately took action, went to the home, sent me pictures of my poor home and we made a game plan for what needed to be done to get my house ready for sale. Taking her advice we did all the necessary changes and improvements and she guaranteed us that if we did what she suggested that she could sell our home within 20 days after it is put back on the market. We did what she told us to do, we priced the home higher than it was previously and within two to three days back on the market we got our first offer and contract. John negotiated like a pro and got us a higher offer. Although that contract fell through, they put the house back on and within a day we had even a higher offer.
Again, the contract fell through and subsequently we had four offers for even a higher price. We had a bidding war. We wound up getting more then we had ever thought we would get for our home. They sold our home in less than 20 days, so true to their word!!!!!
