Unfortunately, Bruce was asked to submit an offer for me to get me to the table on a property. Bruce failed to submit the offer for because "Based upon your contingencies, the offer would not have been accepted". So he didn't submit my offer, didn't follow up with the seller, or follow up with me. This was his response only after I called him. As a result the seller's agent never saw my cash offer, and the property is now pending. I was very disappointed with Bruce and his performance as a realtor.
