Super Fast response, no nonsense, always responds to emails quickly. He was the first one to respond, and had the lowest rate.

Brett is very personable, easy to talk to and patient to answer ALL my questions (I'm a perfectionist who needs to know everything up front). He send me the documents within a few hours and was very clear as to what I needed to send back. I would highly recommend him to others.

It started off good with a quick lock-in and good rate. Unfortunately, the lender that was chosen by Brett would not have been able to close the loan due to a PUD issue. I had to point this out and another lender was chosen. The closing with the new lender was a week and a half late. I found myself having to call or email frequently to obtain status. Follow up and communication left a lot to be desired.

This borrower is correct that we had to switch lenders after it was disclosed to us that the property was in a PUD. Unfortunately, this was not disclosed upfront as it should have been. The closing was a week and a half later than it was originally scheduled, but we did get the loan done quickly with the new lender, considering that we had to start anew.

I feel it is my responsibility to write this review since our decision to choose Innovative was mainly based on the many positive reviews and lack of negative reviews that we found online. Our interaction with Innovative started off on a positive note. Brett is a very nice guy and made us feel comfortable when we were first interviewed. This particular loan was a very unfortunate circumstance. Anne and I spent a considerable amount of effort trying to make this loan work for this borrower. Provident Funding is a great lender for many borrowers, but not every borrower. In this case, they were not the best fit because of the borrower's unique circumstance. Brett was kind enough to help me with getting the lowest rates during 1 year of searching for the right home but there were few things that he missed that could have been avoided to disappoint me. Yes he will find you a low rate and low closing cost compared to other major banks but the lender will be Provident Funding who 1st charge you 300% the amount of what the actual property tax for the year was. Thus our monthly payment came $300 more than what we expected in our monthly budget and we cant argue with the lender till 1... read more

This borrower is correct in many points of her review. The transaction was not as smooth as the great majority of our transactions are and the lender was tough on the borrower with a number of conditions they requested, especially in relation to their assets. The borrower did cancel their first transaction and started on another transaction a week later, and also wanted to adjust a number of things in regards to their loan during the process. Brett's quoted closing costs conveniently neglected to include nearly $2000 in fees. The closing costs went from $1400 to $3400 when I read the fine print. This completely changed the economics of the deal, so I went elsewhere. I won't be asking Zillow for help finding a mortgage again.
