This is a bad company... DON'T TRUST THEM! I needed to sell my home fast and reached out to various real estate investors, including Osborne Homes. They made me an offer, but I got a better one from another company, so I declined. The next day Osborne Homes called back, said they were willing to beat the offer from the other company and made me a new offer, which I accepted. This business is an absolute nuisance to my family! We are not selling nor have we ever had our house on the market yet they continue to harass with texts, phone calls, and POSTCARDS!! We have called to be removed from their list but they continue to send the above . BAD BUSINESS PRACTICES !!

do not work with these people!! they are nicely dressed vampires! they worked with us on the friendliest terms for months on our beachfront property and 4 days before payout,resigned without explanation and discontinued all contact.within 2 weeks we were being sued for breach of contract and they would not release our title to sell to another company.they just want free properties! they are a scam like no other! dont do it!!

Deanna, we are always looking for ways to improve our customer experience. In this case however. the title company is the one who sent a resignation letter, not Osborne Homes. We are separate entities and therefore have no control on how the title company proceeds once in escrow if there are any issues. Seller beware ! They are running a classic Bait & Switch! Read our story before you attempt to do business with Osborne Homes -- they are praying on people in stressful situations and will lead you down a long path and then drop the purchase price massively once you are just a few days away from closing escrow. Claim they buy as is but at the last minute come up with crazy repair list then try to low ball or cancel. Dumb things on list like water heater straps & broken light switch cover. What happened to as is no repairs needed. 90% of list was BS repairs but wanted to drop price by 40K
I cannot express how unhappy I am with this whole experience they took far too long to give me the bad news almost leaving me with no options and tried to give me an offer that would cause me to obtain a loan to pay off debts that would still need to be paid and all they could say was sorry. If they were actually sorry, they would offer the 1,000 dollars for backing out as the offer provided no one in their right mind would take. Make unsolicited and harassing calls. They call throughout the day and even throughout the night. Scammers! Stay away!
Osborne Purchase my home from me in August 2022 , with the agreement I had 30 days to vacate to home. 2 days after it was sold the A/C unit when out on a 105 degree Day in Fresno, I had a Licensed A/C com repair it that day. I requested we split the cost of the repair, They refused to pay any of the cost because they said I did it on my own accord . Very dissapointed with this. Would not recommend them.
I expected alot more of this company and I am left disappointed for so may reasons. I would not recommend using this company unless you are very desperate and can careless who is on the other side of the phone.
