A little more forward knowledge at the start of loan. I.e. taxes have to be current there will be a $500 appraisal fee and $150 for reinspection. That would be a great help in knowing this from the start so the person can decide if it is feasible to do at the current time.

Misunderstood about car payment

In order to pass federal underwriting guidelines, we have to make sure your monthly payments are not overloaded. This was an underwriting decision made to ensure you could get the loan closed and save money as opposed to any adverse actions.
