I wasn't able to get to the inspection personal. So I had to put all of my faith with these guys. And man I was lucky these guys are so thorough. They found a major electrical problem that definitely prevented a potential fire. I couldn't be more happy with my decision to hire these guys. ComfortSpec furnished services that were above and beyond what I expected. During our home-buying process there were unforeseen issues with the listing agency. Services were not turned on when promised, yet Jason returned several times in order to complete the inspection process. Company was efficient and professional. Inspector was thorough, answered all questions, and explained the ins and outs in easy-to-understand language. Would not recommend. Look elsewhere. Had a home inspection done in the Lehigh Valley. They were unable to complete a septic inspection due to the state of the septic system on the house. I was told I could request a refund. I requested that refund on July 28. I was told it was being processed that afternoon. On August 13 they told me the check would not have been approved until August 6 and then mailed on August 7. I was told the latest it would arrive was August 21. What a joke, There is no license required by Pennsylvania, and it shows the grouse lack of construction knowledge with this company ! They failed my heat pump, lol I don't have a heat pump. Paid $815 for a FULL home inspection. Never brought a ladder to inspect the roof. 2 large tears in the rubber roof with attic water damage. Report read roof ok. Had a friend who is a roofer do an inspection and found the issues. Home needed an entire new roof. Also paid for an in ground pool inspection which couldn't be done due to freezing temperatures. Look all I'm going to say is that the home inspector didn't even have a ladder to get on the roof. It turns out that all of our windows have been leaking for the last couple months which should have been caught by a home inspection. Not to mention the first week we had the house our well went to shit. Would have been just as good if I wouldn't have gotten an inspection at all. Don't use comfort spec their inspectors have no actual experience.

Worst company I've ever dealt with. Buyer be ware. Read their one star reviews on google before using. All the good reviews were from people who had no issues. When they miss things they will not pay for them even if they come back out to see the obvious mistake and admit the wrong. They say they are guaranteed but do not hold up to this promise. The tech, Tyler, was at the home when we arrived-- getting tools out of his truck. He completely ignored us, turned his back to us and walked away. We asked if he was the inspector and got a curt response. I knew at that point we were in trouble. It was a rainy day and Tyler was in a mood. Long story short, we realized we could not trust the inspection when the septic report came back with wildly inaccurate details.
