I rented out a home in Plano that is managed by specizalied property management , and it has been a living HELL . Three weeks ago our outdoor AC unit and indoor unit ceased to work this was late May early June , the temoture in the house rose to 100 degrees both day and night as this is one of the hottest weather for Texas . Most of the positive reviews of this company are from rental property owners and not tenants. As others have mentioned, this is a sham operation that traps tenants in properties without proper maintenance. We had to live without an operational oven for a month before it was fixed. There was flooding into the house for eleven months into our lease before we took matters into our own hands and placed a waterproof barrier over the floor. They trap people in leases for homes that shouldn't even be available. Someone really needs to check into this company. There's a lot of fraud there. We were told the property had central air but after signing the lease we found out that it doesn't. It clearly says it on the property listing. The lie in order to get people to sign leases

This company is Fraudulent! Land Lord sent me a notice they would not be extending the lease with expired after 12 months. I moved out earlier than the final date of my lease. Then suddenly a collections company is calling me for Sep. rent when I moved out and turned keys into home weeks ago, per land lords request. The overall operation of this company is OK, except for one main issue, which is timely communication. Two examples: 1) I was not informed at all that there was an emotional support dog living in my property for 1.5 years, until my lawn mowing service provider complained the dog droppings in the back yard. 2) They decided not to renew the landlord insurance policy but didn't inform me until 2 days before it expires. This organization is an absolute atrocity. The leadership lacks integrity and they have worked to extort money from myself as a tenant. I was supposed to have moved into my home on February 28, 2019. Specialized failed to get the house properly registered and inspected per city code in time and after a failed inspection I could not move in until March 5, 2019. My roommates and I decided to use SPM to find off-campus housing for our last year at university. We found a home down the road from TCU's campus ***** ** University *** **** ****** **** I'm sure the homeowner's pleasant to deal with. However, SPM is not.
