DO NOT TRUST THIS COMPANY.They removed all the ****** reviews because they've been getting a lot of negative reviews. In 2022, I used them to find tenants for both of my properties but found out that they didn't put any effort into finding tenants and required so many hidden fees from the applicants. I wish I had went to reviews first.I paid $70 for application fee and still has to do verification afterwards.It didn't work and they gave me til 12:00 the next day to get it done and they stopped communicating with **** feel like the verification should have been in the application process but now I feel like it was rigged and they know it not gonna accept your I'd buy done took my $70 application fee

I've only been under contract with Specialized Property Management for about 40 days, but I'm already regretting choosing them as a property management company to **************** property. They don't respond to phone calls or emails in a timely manner. In some cases, they have not responded at all. DO NOT WORK HERE!I have never done a review about a company I worked for. There have been some great and some not so great. But this company is so bad I must share to prevent any good candidates from making the same mistake I and others I know have made. This owner is very rude and threatening. Specialized Property Management was my property Management and I agree to have them oversee the projects on my property. I agreed to pay an amount of 38K for them to get my house fixed and have the oversee it. However, they were unable to perform their duties and oversee my property and left me hanging to fix these issues. They kept giving me an excuse that they cannot get a hold of their contractors.
I wish I could give them less than a star. They are awful. They do not answer their phone. Last summer, think summer in June living in *****, because of the negligence of the ** unit, the ceiling fell through, after I had called them multiple times and even tried to post on my portal that this was an emergency situation that I had noticed stains in the ceiling to no avail. I would not recommend this company AT ALL. We made a maintenance request regarding replacing the carpet back in October of 2022. We scheduled an appointment through SPM and the owners actually showed up to discuss the issue. They informed us at that time that at the conclusion of our lease they would be moving into the home and we would not be able to extend our lease. I do not recommend this company to anyone! I was a renter (The owner was someone I know) This company used a third party for utilities which I didn't like but had to use them. The bills weren't paid my lights were cut off twice. They only gave me a $25 compensation which is laughable because I make way more than that a day. I work from home. Do not do business with this company. SPM rented my property out to fraudsters/Criminals. The whole reason I went with SPM was to avoid getting bad tenants. They told me they do this extensive background check. The person who SPM rented to used the identity of a person who was deceased. After these criminals renewed the lease. The Plano police department called me and told me the address was used to deliver high dollar orders of food through DoorDash and Ubereats using stolen credit cards. I contacted SPM who was no help.
