All I can say is that I got exactly what Vatche advertised in terms of interest rate and closing costs. He was honest and up front with me. Expect to be put through the wringer by the end lender (Vatche and Valley West are soley brokers in this transaction), however, especially if it is Provident Morgage. They are going to want to know where every dime of your income is from and where every dime of your down payment is coming from. I have nothing but praise for my lender. Vatche and his staff were very helpful, professional and made me feel like a valued customer. Most of our interactions were completed without me even having to set foot in their offices. Their rates and terms were even better than expected and I would recommend them to all of my friends and family.

Vatche is EXTREMELY helpful, knowledgeable, and responsive. I would work with him again in a heartbeat. The ONLY reason we didn't close with him was due to a situation with the property appraisal that had nothing to do with him. I cannot recommend Vatche highly enough!

I communicated with Vatche on all the things I would need to qualify for an FHA loan under my circumstance (high front end ratio). He was very helpful and assisted me in any way he could. I ended up buying a new home construction which required me to use their lender and so I was not able use Vatche's services.

Vatche did a great job obtaining me a mortgage that closed quickly. His assistant, Carole, was also extremely helpful. I would definately recommend him.
