DO NOT SIGN WITH WOLFE! Please! Do yourself a favor and just avoid this company completely. Had us sign a lease for an apartment and then called to inform us they had to move us to another apartment because the current tenants refused to move. THEN lost our deposit accusing us of never turning in one. How could you sign a lease without giving a deposit? Well when you owe them money they enforce fines and expect it right away. When it comes to your security deposit and them owing you money they fuking lag and move around it. This is already besides the shotty repair jobs that they do. Also the excessive nagging about bullshit policies about their houses. If you value your happiness, your sanity, or your security deposit, DO NOT EVER rent from this company. However, if losing your mind in frustration over things like hair (and even a piece of macaroni) painted into walls, lack of response for maintenance requests, and a general sense of apathy and derision directed at your person from literally every Wolfe and Associates employee, then this is definitely the landlord for you. This Company is pretty much a Slum Lord. NO HOT WATER ON AN OFF FOR OVER A MONTH. A MAJOR GAS LEAK THAT COULD OF KILLED MY CHILD. No response either by voice or email. Mr. Wolfe is this how you claim to run a business? Do you train your Staff to not respond to calls and or complaints? Wolfe is more focused on profiting off students rather than fulfilling their needs. Moved into a house with disgusting bathrooms and a carpet in the living room that needed replacing. Housemates and I complained to Wolfe and they did nothing! Then they do not offer credit card payments and force all tenants to come to their office every month to pay rent. DO NOT RENT FROM WOLFE AND ASSOCIATES!!! These people are terrible "property managers" and should be avoided at ALL COSTS!!!! I lived in one of their properties in Isla Vista for two years and during the first year I reported that the house was infested with termites...infested like I could feel termite droppings raining down on me from the wood ceiling above while I slept. I would not recommend Wolfe and Associates to anyone!! Theirs honestly not one positive thing I could say about their property (the meadows) or their terrible management. When I first moved in the apartment was not even cleaned, their was a piece of wood holding the counter up in the kitchen, there was messed up paint everywhere, there was burn marks in the carpets and bleach stains in the carpets, the thresholds were not attached well, in one bedroom they were not even attached at all. A terrible, terrible, terrible experience. Their security deposit deductions bordered on unethical. When questioned, they couldn't explain their own documentation. After numerous back and forths, we negotiated a passable compromise but were on the verge of legal action. Be forewarned in dealing with Wolfe. Actively document the condition of any property before you move in (take pictures) and before you move out. Assume they will try to rip you off. HORRIBLE.

These are without a doubt the most amoral property managers in town. I lived in one of there property's for almost two years and during that time got three eviction notices with multiple thousands of dollars in fabricated charges. Keep in mind my rent was always paid,. Each time I called in to in the reason I got these late charges was because they applied my rent to next years lease.
