I lived with them for 2 years, never had a problem. If I had a maintenance issue, it was solved extremely quick. Got most of my security deposit back. If you read these stories about people losing thousands of dollars, go to these people's places and see what they look like. They complain that the place isn't that bad, but any sane person would tell you the place was destroyed. Stole deposit despite photo and written proof of prior damage. Out of the blue added "excess utility charges" without warning or notifications. There is no worse property management company. Avoid at cost. They are horrible to deal with. Three kids at ucsb. Never incountered a worse company to deal with. They need to be added to the ucsb housing list of avoid at all cost. Wolfe & Associates took almost the entire security deposit for my son's apartment in Isla Vista, which he rented with five other roommates. Charges against the deposit were not properly documented and contrary to California law as they related to ordinary wear and tear. I reached out to Wolfe & Associates on numerous occasions to try to resolve this issue, but they just ghosted me. They steal from students and their families with exaggerated cleaning and repair charges. Their properties are in terrible condition, but despite known issues, they use security deposits to line their pockets. Avoid their properties at all costs
Beware of move-out charges. We read in the pre-moveout inspection packet that "additional charges MAY apply to have plank flooring deep cleaned". When we received these charges and contested them, they responded "The vinyl plank was clean at the commencement of your lease, as it is REQUIRED cleaning after you vacated we believe this charge is justified". This is truly the worst rental company in Isla Vista and everyone should stay as far away from them as possible. Firstly, their properties are near uninhabitable and they don't give two craps about their tenants. During the SoCal storms, both of my houses flooded each year and all Wofle did was send us sandbags to stop the leaking. Our floors were covered in puddles for weeks and when we moved out Wolfe had the audacity to charge us for the damages caused by the water leaking. Take pictures of EVERYTHING when you move in and everything when you move out. Rude, unhelpful, and unprofessional staff. Will try to extort you out of every piece of your security deposit and you must harass them to get a response to an email or maintenance request. They take full advantage of the housing shortage in Isla Vista to be terrible landlords.

I have been renting with Wolfe and Associates for a year and they are truly hit or miss. During an inspection for a tenant who was moving out, a property manager told me to line through a legal document to adjust the date. When I refused and asked for a new copy of the document with the correct information, he looked me in the eyes and asked "why do I have to do it?" I responded with "because its your job?" to which he rolled his eyes, clenched his jaw and asked his partner to write a new document with the correct date. The ... read more
