Better communication around the process if your appraisal comes under the amount the initial loan was written for
I got verbal confirmation on Rate and Points before and after Locking the rate. After waiting 5 days I got Multiple incorrect Closing disclosures with different fees and points. Fees and points were changed on my Closing disclosures after locking my rate. Very slow to answer, nor the loan officer or processor answered the phone. I had to escalate, call managers and get updates of the process via support agent.

Numbers should be looked at closely before telling customer what they would get back, and not changed several times, without notifying them. Or at least tell them it could changed for less, then telling them it will be more.
