The Hamilton Company is HORRIBLE. If you can avoid it, do yourself a favor and do not rent from them. They hold a monopoly on apartment buildings in high demand areas in and around Boston and, accordingly, apparently don't feel the need to offer anything in the way of service or even common courtesy to their tenants. You don't like it? Screw you - there's a line of people who will gladly take your apartment if you want to leave, so... see ya. Don't let the door hit you on the way out. We have lived in a Hamilton property on Parkman St in Brookline for almost 2 years now and cannot wait to move in 7 weeks. First, we moved in Nov 2011 and they asked if we could do a 10 month lease. Our rent upon moving in was $1875, they raised it by $100/mo in Sept 2012 (we thought, okay, no biggie.) Then, we get a notice that Sept 2013 it will go up to $2275. So, in less than 2yrs rent is going up $400/mo?? Also, parking went up about the same percentage. Additionally, last year we received two eviction notices last year.... read more

The worst place . No trash can in the building , you have to walk 10 minutes to find a big dirty place to dump your trash in. elevator is terrible. in winter there is no heat, they adjust in in minimum and then write heat is included ! Based on contract they start to enter your apartment any time they want 2 months before end of contract to show your unit to prospective tenant. you cannot do any thing, they open your door and come inside, you cannot ask them about time. I live at 81 Essex and this management company is the worst. They are always trying to cut corners. When I first moved into the building, the elevator was down for 3 weeks. Imagine a building with 8 stories and no elevators. They reimbursed but only for $200, that's not even enough to get one night hotel accommodation in Boston during late August/September in Boston. Furthermore, this past winter our heat was not working for 4 days. After the second day, they brought weak space heaters to each unit, which didn't even warm up... read more

I've found the Hamilton Company more than reasonable so far during my lease. I've had all my repairs taken care of, almost all in the same day I request them. The office hours they have can be a pain if you need something done on the weekend, but for me, repairs can wait a day or two if needed. I'm moving into another Hamilton property outside Allston soon and I can't wait to live there too. I think most reviews come down hard in them because people only post to complain. They gave my apartment to somebody else after I signed the contract and put down the deposit. I am considering to sue them now. They're so disgusting!! Don't go there unless you're sure you're not going to get screwed.

Ok, apartment isn't that bad. I have lived at 81 Essex and while it is run down, it is more affordable than anything else in the area. My problem has been with management, or lack thereof. Nothing gets fixed, problems are never addressed, no one cares. There is a guy here who rents a bunch of apartments on airbnb so there are alot of weird people always coming and going, smoking in the hallways, being loud and just causing trouble. Seriously DO NOT RENT FROM THEM! 1. Many of their buildings have rats and roaches. 2. They only care about getting as much money from you with the least service. 3. Their staff is incompetent and rude. DO NOT RENT FROM THEM!
