I mentioned that our house was held in trust from the beginning, but when the loan was approved, the title company insisted we have a trust bank account. We opened one in a hurry, but it still delayed the funds reaching us. Wish we knew that earlier.

Our experience with PennyMac during a loan assumption and home sale was nothing short of a disaster. The official closing date was July 14, 2025, but over 60 days later, the loan still had not been finalized. Both the buyers and we, the sellers, had submitted all the necessary information, yet PennyMac repeatedly requested irrelevant or redundant details—such as monthly HOA statements (not applicable) and the name of our realtor, which was already listed in the contract.
