Not a good apartment complex. The concierge (Adam) that works here is very nice and helpful. The maintenance (Dave) is very knowledgeable and quick to respond to fix any issues. The biggest drawback is that there is a low of weed smell throughout the building and the office doesn’t really do anything about it. We even have a video with our neighbors smoking . Our apartment was nice, and staff were nice (I hope building management treat them right). Despite paying luxury prices, you do not get luxury service! Management tried to charge $7k for a 1 BR. Package room constantly loses packages and is only open during their hours (meaning if you work late, forget about getting your belongings!). Make sure to patch and paint your walls (ex- TV Mount) as they charge $100 per blemish (never been the case in the last 3 luxury buildings I lived in in Manhattan).

I've been living in my building for almost 2 years. I love it so much. It's a family building. In my building, there is everything. Clean building, door man and security. Lounge, pool, gym, entertainment room, playroom for kids, and a section for the dogs, mailroom, and a rooftop. If anything breaks in your apartment, you can make an appointment and they will replace or repair your item, right away. They even have themes and parties for the tenants and friends. Recently moved out of the building and could not be happier to be out. The management here is unresponsive and when they finally respond (after multiple follow ups) they are very unhelpful and it just feels like they are trying to make money anywhere they possibly can - fair or not. They did a bait-and-switch with their pool policy where they starting charging $65 per guest (yes you read that correctly) after saying that you would be allowed to have 2 guests free of charge. I really love 3Eleven. I got the fantastic view of Empire State Building. The staff are awesome and responsive, you are always be welcome and respected. The most important thing is that safe ! The team really check everyone into the lobby . The amenities are amazing, cowoking space, library, swimming pool, gym, meditation room, music room, kids playroom, etc. I highly recommend this place.
