They are Scam Artists... it goes like this, After your in they will wait 3 months. Then they will jack up your rent. Mine went from $78 to $98 without notification until after they did it. Then you will call and they will tell you they will take off $10. What they get is the hike they wanted, while most people will think they got something, when all you got was a rate increase without appropriate notification. They still got their price hike. This is a recurring scam. GO ELSEWHERE.
