This company deliberately avoids giving you any notification about renewal to trigger as many late fees as they can. The company calls you the DAY OF your last paid day. In my case, I wasn't home that day. They could send an email warning, paper warning or phone call days or weeks ahead of your last paid day, but they don't. There's only one reason. We understand your frustration. Rent is due on the 1st of each month but we do give a 10 day grace period before late fees apply. We make every effort to make courtesy reminder calls between the 1st and the 10th, before late fees apply on the 11th of the month. We have even recently (as of May) implemented an option for our tenants to opt-in to receive a SMS (text) reminder on the 5th of each month.
