I have have stayed in my property 10 years prior to pacific taking over for my landlord. I have always been a good tenant pay on time. I decided to end my lease on time, I followed all instructions as given. They took my deposit stating I'm responsible for painting of external part of the house. I was like what!!! Then the crazy thing whoever gave the estimate , wrote on receipt (not tenant responsibility) I called and called no response. I'm now seeking legal counsel.. BECAUSE ITS NOT FAIR

I waited 3 weeks with barely any communication from the application department. I called, left voicemails and was literally told to email the department. There still was no response. When I finally reached someone I was told everything I turned in was good and should hear something back in 1 day. I can screaaaam because the next day someone else got the house I had been waiting to be approved for 3 WEEKS!!!! I could have applied for another place instead of waiting on them.

I completed an application with this leasing company on 06/07/2024. It is now 07/12/2024. I have called the company several times and left emails. I have yet to hear anything about my application every time I call Im told someone will reach out to me. at one point, I was told I didnt even have an application on file until I told him that I could represent the email verifying my application has been received. I believe this company is scamming people out of application fees.

Pacific Oak Residential are absolute crooks. They buy homes, site-unseen, and then ***** their tenants on rent and dont fix issues. DO NOT RENT FROM THEM. I moved into one of their homes in January 2022. The house wasnt cleaned prior, so we cleaned it before we moved in. There was a huge crack in the middle of the bathtub, which we put in maintenance requests for several times; it took EIGHT MONTHS to get it replaced, and it was a shoddy job. They took over a week and a half to get back to me and it required a lot of me emailing and calling to get an answer to see if an application was approved. I was literally not approved because I make $17 less than the three times amount of rent my credit was good and no evictions. They realized that it was a week and a half that they had gotten back to me and so they did refund the application fee but if you're a customer with his business I would not waste your time because if you're $20 from meeting their criteria of three... read more

Zero stars i applied for property in ********** ******* it took these people 2 weeks to only deny me and tell me it was due to lack of information. i rent from a person so my landlord sent a ledger they labeled self-made I mean what else was he to do if he is not a company but a private landlord. then i sent bank statements which clearly showed what came in my account every month which also tells how much is deposited and withdrawn. Horrible customer service!!!! They asked for additional documents.. background check, credit check, 2 application ******** STILL have not heard back from them. Multiple times I have reached out to them to see about the process or just check on my application and they let me know they would relay the message. No communication and they LACK TONS when it comes to running a company that is supposed to put you in a home. I rate them a 0. Poor response back after submitting applications in a timely manner. ******* was very rude and not professional. Decided to go with another company and WOULD not recommend. Also the home was very poorly managed and not clean or maintained when we visited the property. SLUM LORDS.
