Whether or not I would recommend Smith Douglas would depend on the builder the friend would have to deal with. Eric is rude, condescending, argumentative and spoke to me as if I was an idiot. Bentley was up front about things, helpful and genuinely concerned about doing things / making things right. So if my friend was guaranteed to deal with Bentley I probably would recommend. However, if my friend had to deal with Eric, I would absolutely NOT recommend.
The yard work really brought down my review. The bushes in the front were not even buried into the ground and are already dying after a month of moving in. The uneven and dead sod as well.
I would provide an accurate depiction of our experience along with the experiences of my neighbors to anyone I spoke with interested in a smith douglas home.
Communication is poorly handled with 1 single goal in mind which is sell as fast as possible and build faster. Quality is very low due to young staff who do not know how to communicate nor how to build quality. .
While the local staff was pleasant and responsive to my initial needs and inquiries, there are significant flooding issues and other concerns with the craftsmanship of my home. I would not recommend a friend, and would in fact, suggest another builder. Understandably, issues can occur with any builders. However, the non-responsiveness to my issues/concerns, coupled with the craftsmanship of this home, is making me regret the decision to purchase a home in Springs Crossing subdivision.

They were difficult to work with. Kim Shelton, our salesperson, misinformed us on several occasions. She also lied to us on several occasions.
Overall the buying process was extremely stressful and I don't think the builder did enough to really alleviate that stress. I am still having issues even after the fact. They are attempting to be rectified but not to the degree that I would expect a builder would do. I built last year with Ryan Homes and I told people involved in the process that Ryan was very outgoing and made things right. I have only asked for the bare minimum throughout the process and even that was a struggle.
On closing day, the house was so filthy because they did not clean anything. We couldn’t move into a clean house. Boxes, and furniture had to be brought in to a filthy house! Floors were very dirty as was the trim. White powdery dust was all over every bit of trim. Trim needs to be sanded and repainted due to sloppy work. The floor installation crew left brownish glue all over the linoleum and the vinyl flooring. It is very difficult to remove and still remains.
