Coming from a construction background, having only one walkthrough blue tape punch out inspection was not sufficient as corrections were band-aided instead of repaired or replaced, what repairs were conducted were cheaply performed and it shows, concrete slab for foundation is not square with brick ledge leaving a 1-2” overhang of concrete foundation protruding, walls are not square, caulking used to seal gaps at toe board trim and door frame trim, paint on walls is very thin, Sheetrock tape line and imperfections show throu... read more
Still touchups that need to be fixed. Lawn sod had to removed and replaced during move.
I do not like the procedures they use.
Back 1/2 of lot was a mess at closing. Will take almost $3000 to fill, grade and remove stumps, etc.
I love our home but some practices feel intentionally deceptive. Id likely tell them to go to another Smith Douglas neighborhood.
Unless you work with a different lender, I would not recommend Smith Douglas to anyone. The entire buying process was unnecessarily stressful and disorganized due to the preferred lender.
Your Construction Manager Elliott threw a ugly monkey wrench into an otherwise smooth closing/final walk-through in my new home. Not a nice guy. Sarcastic's the word. Also, due to a 6 week delay in completing the house because of a lack of utility connections, I continued to rack up hotel lodging expenses amounting to over $4k of which I was compensated only $2.5k! 😒
There are issues with quality, things weren't completed, drywall coming through the walls, and ceiling isn't straight due to the drywall. Paint is cheap and I am having to repaint even the baseboards because the paints chips since it's not not real wood.
Poor workmanship. Have holes on top of kitchen cabinets. Underside of cabinets not painted. Kitchen Islsnd bottom wood is swollen. Paint if poor quality. Repeatedly ask to have this repaired but went into deaf ears. GARAGE FLOOR extremely stain with some sort of glue. Left debris of moldings in garage they did not throw away Did not do all the paint touch up as per customer and builder inspection A few doors where hinges are located were not painted
