I would only recommend SDH to individuals who have experience with building homes/repairing things and are open and skilled with DIY projects.
Brand new house with a fun ‘to-do’ list of items to fix right off the bat. Everyday we discover something new to fix. How were we going to spot all the chipped tile, missing door hinge screws, broken shower door screws and general poor workmanship during the walkthrough? Even if we did, it wasn’t going to get fixed. I shouldn’t have had to caulk my exterior threshold less than a month after moving in because it wasn’t done completely or call the hvac company twice the first week because the system didn’t work. Poor Quality
I would not recommend Smith Douglas Homes to any of my friends because I would not want them to experience the horrible things I'm currently going through.
We dealt with so many issues during our home building process and are still dealing with issues after closing. We still have yet to sign the paper accepting the home as is due to still needing a new door on our laundry room closet (this was damaged prior to closing) and a transition piece for the laundry closet. There were so many aspects of the build that, in our opinion, was done sloppy and carelessly - and we're not the only ones on our road that think that. We were also given a patch of dead grass - not dormant.
The experience I had was not a great one. I moved from Utah to North Carolina and it was so hard to get anyone to communicate with me. And I was told things that were not true. Got a 1970 trailer park sink and was told this was standard out of 1 of 5 never got told this. Asked for sales manager number over 4 months countless times to the sales agent and project manager no one would give me the info. Upon entering my house after closing, my keys were supposed to discharge the master key. Meaning the master key was not supposed to work in the door after I entered my home and used my key. Upon arriving at my home the next day, someone had been in my home. They went through the cabinets, and drawers and left the front door open.
