The building quality was quite bad. This is not in reference to the foundation or the appliances. We noticed a lot of issues with the materials used. For example, the railing on the staircases was not steady and wobbled at the middle posts. When this was brought up during the 30-day warranty walkthrough, we were told that this was "normal" and "within standard" and therefore, would not be addressed under the warranty program. For a $300,000 home, I expect a better quality finished product with few if any defects. This home has many defects and either inexperienced tradesman were used for some of the trades or it was rushed to meet the deadline. The structure itself seems sound and the materials used seem quality for the most part. It is mainly the workmanship of walls and ceiling coatings, paint and waterproofing, doors and hardware, final touch-up crew, and landscaping that is disappointing. We fully understand the difficulties in today’s construction and contractors market. However, there were too many issues for us to consider recommending this builder or development to a friend. A couple of examples included our blue tape walk-through and the work addressing the issues. All of the blue tape was removed but many areas were left untouched. When you buy a new house you shouldn’t have to be fighting to have it fixed the day you move in. The finishing of the home due to subpar workmanship and poor materials is unbelievable. What’s worse is that when we brought up our concerns the staff treated us like an annoyance because we weren’t going to allow sub par work to be done on our home.
In the end Smith Douglas only cared about closing on time and getting their money, not the quality of the home, the correctness or the completeness. We closed on an incomplete home with multiple problems and they were nothing but difficult to work with.
Home owner guide states they are responsible for drainage. Our backyard has very poor drainage and our complaint has not been addressed. Basically a portion of our yard has been submerged 90 percent of the time since we moved in.
The selling agent and the construction guys were great but there have been several issues with my new townhome. The locks had to be replaced the day after closing because the keys didn’t work. There was paint on most of the floors that took hours to get up. The latch on the master bathroom toilet door were put on backwards. The floor in the master bathroom creaks loudly every time you walk across the floor.
