The Grove community is awesome and enjoyable to live in except for the HOA. Despite it is too expensive and nothing tangible we as residence are get in return, their actions to any reported issue is almost null. Cohere is the company chosen by the developer to manage HOA. They are very good in sending out violation notifications if they see few weeds in your flowerbed, but if you complain about the weeds in the other tree beds managed by HOA, they will ask you to reach out to the land scaping company they chose!. The Grove Frisco is in east Frisco off Custer Rd near the borders of McKinney, Plano and Allen just north of Hwy 121. It’s a great location and easily accessible by several main streets and close to the Dallas North Tollway and Central Expressway. The amenities are first class from the pools and cafe-bakery at The Orchard to he dog park and soccer fields. Great for families and their relatives since there are several different price points of homes and styles to choose from. Very good home builders

I've lived in several communities in DFW, but hands down this one is the worst, by far. The HOA fee is $2500 a year (and rising!). Front yard maintenance is apparently "included", but the way it works is the lawn maintenance crew consistently does a shoddy job and leaves homeowners to clean up the mess. While this happens, HOA inspectors hawk around properties to send you random "non-compliance" and "violation" notices, half of which don't hit your inbox or postbox until its too late. Love the neighbors and events, but being able to access the clubhouse as a resident would be nice. We moved to this neighborhood for many reason one of them being the amenities. When we moved here the clubhouse had a cafe and it was going to transition to offering food by the pool with the window built in just for that. We loved the cafe and the accessibility. Now the cafe was removed and in its place was a self serve coffee maker that can only be accessed with the developers are on site during their business hours 9-4. ... read more

The one star is for HOA as mentioned by all they keep increasing the fees even after a number of folks moving into the community. They are charging $900 for a year to just do your front yard and that also for only 8-9 months of the year and for that price they don’t do a great job. Lots of folk has complained about broken sprinklers and damaged drip lines. I currently pay around $40 a month to get my backyard done and for 8-9 months it’s like $360. HOA should let each house manage their own yard, would save a lot of cost.
