Pros: The apartments are older but they have been renovated and feel more modern with some really nice appliances. Neighbors are friendly and pretty considerate in regards to noise. There are a lot of dogs in the complex, but most of the people here are responsible pet owners and I haven't experienced any issues. The internet is fast and reliable. I was hesitant about renting from the Sands because of the reviews I read online. With that being said, it was the most fair and pleasant experience I have had renting in SLC. Haylee was my leasing agent, she was by far the most responsive and transparent agent I have worked with. She is not onsite, but made sure I knew that I could contact her with any individual or complex apartment needs. Live elsewhere. Management is unresponsive. Extra fees on top of rent are nearly $200 and are subject to increase at anytime, with NO explanation. Unsustainable ownership and management. Carefully read lease agreements, we were fooled by verbal assurances that were later changed in the agreement. Our rent was raised by $200. Terrible landscaping maintenance. The sprinklers run during the hottest part of the day. Take reviews seriously, they are all 1 Star, there are much better places to rent from.

Annoyingly gentrified. After you live here for awhile you notice the "updated" aesthetic of the place is just some stone facade slapped on the side of the building & new paint - they didn't update anything like - the sewer system, the electrical wiring, etc & so on. Apparently it used to have a pool when the old name was "The Sherry Kay"...not anymore. Frankly the price Im paying for a "luxury apartment" you could have kept the pool intact. Packages are stolen from the front entrance constantly. I really wish when I moved in... read more

A couple years ago these used to be affordable apartments so I checked them out again to find out if there were units available only to find out they redid the "looks" of the apartments & the building. Apparently according to the lease they sent over they just want to hit you with every additional, unmentioned charge in the world for the privilege of living in congested "trendy" Sugarhouse. Pretty cookie cutter gentrified.
