What a huge waste of my time! After 100 days processing they informed me they could not honor my rate lock because the market had changed in the amount of time it had taken them to process my refi. this was a second home refi. I would go weeks without hearing from them. Mark Hoagland is all talk. Constantly confused and asking for the same docs twice. To add insult to injury they even made me get a $500 appraisal and still didn't finish my loan ! I have great income, little debt and excellent credit. There is no excuse for t... read more

I don’t usually leave online reviews because 1. I’m a guy and 2. Don’t care enough to waste my time writing reviews. But I had to make an exception in this case. Really enjoyed my experience with WaterMark Home Loans. From the day I contacted Travis, it took only 26 days to close on the Refi. Philippe Mouradian​ and all the other people we worked with at WaterMark Home Loans made what is usually a trying and exhausting experience, a pleasure. From first contact when he quoted a rate that was lower than I thought possible, continuing all the way through the process, he never let me down. The final cost was exactly as he said it would be and he responded promptly to all of my emails and phone calls. Get things in writing. On the day we signed escrow, I noticed a difference in the Refund due to buyer between the Title Company's Closing Statement versus the Final Closing Disclosure. When I spoke over the phone with Marc, he assured to disregard that amount of the refund would be what is in the Final Closing Disclosure. I just received the refund check and the amount was what was on the Title Company Closing Statement. This was very poorly handled and I feel they lied to me on what the actual closing costs were. I believe “amateur” is the most appropriate word to describe Watermark's behavior during our elongated six-month interaction. I was looking to refinance my home--which they were not able to make a success. For comparison, the lender I chose next closed in 5 weeks while facing delays per Covid-19. My assigned loan officer convinced me to cut and run from a refinance with a big bank based on statements they could deliver on the same terms but with a much faster close. Cathy Dragna told me via email, "We will be locking in your rate for 45 days." They never locked my rate. Cathy Dragna said, "you will receive a 'locked' loan estimate in 2-3 days" I never received a "locked" loan estimate. Cathy Dragna said, "we will send an email with the rate and terms it was locked for" I never received that email. These were 3 promises that were never fulfilled.

Second refi with the lender. First one went great. There were a few mistakes with the closing disclosure near the end of the second refi. I asked that the mistakes be corrected - not all of them were and I never received an apology. I thought I had found a lender I could work with over and over, but the customer service at the end of the transaction was inappropriate and inadequate.

Getting a morgage these days is not easy & shopping is even worse. After being quoted one rate and pre-qualifed by another company, we found Philippe Mouradian & Watermark. He did what he promised and got it done at the price he quoted.

I’m a positive person and never taken the time to write a negative review. But Casey just sent an email to me asking for a review. I’ll be honest. Casey told me that I would loose my rate if I didn’t not sign docs that were incorrect. I exercised my 3 day option in Texas to terminate the transaction because of hide behavior and threats. His boss talked me in to keeping the mortgage. I was ready to throw away the appraisal fee because of Casey’s unprofessional behavior.
